In case we haven’t met at one of my many local ice cream socials, pizza parties or street festivals over the last 21 years. I’m Paul. And YES, that is me you saw with that vintage ice cream cart all those times and loving every moment. And YES, still hoping that Ice Cream Socials come back soon as I have an even more streamline approach ready once it feels right to do again.
In all those years, you will have never seen me on a billboard or garbage can doing reactive marketing. My approach has always been focused on 3 things. Connecting with those I like, respect and trust. The 1st part can happen quickly. The latter two can take time. Only once all 3 are earned can anything meaningful happen.
Being born and raised in the East end of Toronto has given me so many wonderful opportunities as I hope it has for you. And coming from a family with 100+ years in the construction business, I was building houses before I was selling them. In fact, my father built a house (I was a labourer on that build) that the great David Bowie requested to see back in the 90s. This is just one of the many stories I share with you on my podcast and many more in person.
Thanks to always putting relationships first and transactions second, my career has been built on almost 100% word of mouth. Sure there are faster ways to gain market share but it has never been about that for me. In fact, I may be the only realtor you ever meet that has opted out of awards ceremonies. My award is creating such an incredible experience for you when moving that you feel comfortable introducing me to 5 people you care about before the move is even completed. To me, that’s 1000x better than any trophy.
And finally, a little bit how The Danforth Collection was created. As part of my unique set of skills in analyzing the good, bad and ugly of every home and condo on the market, I am strong believer in one thing being even more important than “location, location, location”. That is “research, research, research“. If you see some of the mid build photos I have of renovated homes in our area over the years, it will shock you. In some cases a 1920 foundation is being sold with a 2020 upper level and its being called a new home. Some of the renovations are amazing but others are not. Even before we get started, I prefer to take you on a zoom tour of the history of each house you are interested in so you know the truth. Then you can make a decision about it.
