Dear Danforth East owners,
Yes. Just “the scoop”. If you've ever been to one of my ice cream cart grand opening events over the years (see photos), you will understand.
The “scoop” on all the latest solds in our area for Q1:2020 is in. It's fair to say ALOT has changed in the last few months. A LOT! More than ever, you need to make sure you get the right “trusted” advice vs just another opinion. The reason these new localized quarterly “scoops” will help you more is due to two reasons. Monthly stats are not as reliable to go by. It takes a full 4 months to see any shifts happening during any market.
Each of the sub areas of our community vary so much each quarter, the best advice I can give to those of you who live in our area is to connect with me to get your customized Danforth East sold report created and updated as regularly as you wish. Some of you check your bank account weekly, some monthly. For your “real estate” bank account, I suggest you check it quarterly if not moving and monthly if planning a move. And remember that certain months of the year may even add a “selling price premium” so don't take a risk on this when selling in 2020. Leaving $1000s or more on the table is unacceptable at all times but for many of you, it's the difference between possibly being mortgage free or buying that dream home you were virtual touring last night at 2am. Yes, I know who you are.
As your local real estate sold storyteller since 2000, I've seen my share of turbulence in our local market and know very well how important it is to adapt to it. There are certain red flags I am seeing with some listings that I want to be sure my smart sellers avoid doing. You would be surprised by what strategies are working now that didn't work 3 months ago.

Seeing as this my 20th year as your local community realtor and I just wanted to say THANK YOU in the best way I know how. By showcasing how I write and tell the sold stories of our neighbourhood in this tribute, I want you to know how important it is to me that you are treated like family when it comes time to make the biggest decision of your lives.
And YES, this is exactly the same presentation I show all of you that are considering moving from or to my neighbourhood so you can get more than just a canned powerpoint presentation with the names and photos changed. I dont do boring and you shouldnt either. And NO, this is not ALL my solds, events, reviews etc. Just a sampler platter you might get at the pub. I miss our local pub nights something fierce. Cant wait until we can resume our coffee meetings, beer nights and much more. Especially cannot wait to have some massive street long ice cream cart appreciation events to celebrate US.
In case we havent met, I'm Paul. I moved to East York in 1998 when I bought my first house here. Boy, did I learn a lot that year. Ever dig out a 1930s bathroom in our area? Nothing quite describes the feeling of mushy clay pipe in your hands. Don't ask me why it was mushy. That same year I met my girlfriend on a night out at the Brunswick House. As many of you will attest, it was one of the least romantic places ever but the meeting could have happened anywhere. We clicked and she moved in. We got married, moved. Had a daughter, moved again. Then a few years later in 2007, moved again to the house where would also have our son. All 3 houses were in East York by the way. We couldve walked the stuff over on our last move. Anyways, thats a bit about my story and my deep roots in our community.
The slideshow is a mix of all the things I love so much about living in the Danforth East/East York community since 1998. The people, the properties, the many ice cream cart celebrations (and many more of those in the coming decade I promise you) and so much more. Too many amazing stories to share here.
